We work with developers, investors, and infrastructure sponsors to identify viable sites, secure site control, and advance projects through the most critical early development phases. Our role is deliberately focused on front-end risk, including land, permitting, community acceptance, and development strategy, where disciplined execution materially impacts long-term project value.

Engagements are structured to be flexible, transparent, and aligned with project outcomes, while remaining independent of construction, ownership, or long-term asset management.

What to Expect

Emerald Infrastructure engagements are typically structured to reflect the early-stage, uncertain nature of development and site acquisition work. While each engagement is tailored to the project and counterparty, most arrangements follow one of the structures to the right.

  • Retainer-Based Advisory
    Monthly retainer covering defined development and site acquisition activities over an agreed term.

    Retainer Plus Milestone or Success Fees
    A base retainer supplemented by milestone-based or success-based fees tied to site control, project advancement, or defined development outcomes.

    Project-Specific or Deliverable-Based Support
    Discrete scopes for targeted site acquisition, land negotiation, or development support.

    • Contract terms commonly range from several months to multi-year, depending on project scale

    • Emerald Infrastructure acts as an independent contractor, not a joint venture partner

    • Direct third-party development costs are generally borne by the project sponsor

    • Engagements are non-exclusive unless otherwise agreed
